Real Estate Taxes

All owners of taxable real property in Whitemarsh Township are subject to a real estate tax each year. An owner of tax-exempt real property - such as a church or public utility - generally is not subject to the real estate tax. Tax-exempt properties in Whitemarsh represents account for approximately 2% of the total assessed value of all properties in the Township.

There are three taxing jurisdictions to which Whitemarsh Township property owners pay real estate taxes: Whitemarsh Township, Colonial School District and Montgomery County. The real estate tax is based on a millage rate levied each year by the respective governing bodies of those jurisdictions. For example, the Whitemarsh Township real estate tax is set by the Township Board of Supervisors in December each year as part of the annual budget process: the School tax is set each spring by the Colonial School Directors; and the County tax is set each December by the Montgomery Commissioners.

In 2005, the rates on which real estate taxes are paid are 2.0379 mills for Whitemarsh Township and 2.89 mills for Montgomery County. The millage rate for Colonial School District for its fiscal year that began July 1, 2005 is 14.98 mills. One mill of real estate tax is equal to one dollar for each $1,000 of a property's assessed value. All real property in Montgomery County is assessed by the County's Board of Assessment at a rate of 100% of each property's assumed market value.

To calculate the real estate tax owed for a given year, you multiply a property's assessed value by the millage rate (expressed as mills x .001). Thus, the owner of a property assessed at $200,000 (median assessed value for a single family dwelling in Whitemarsh Township) would owe Whitemarsh Township $407.00 ($200,000 x .0020379); Montgomery County $578.00 ($200,000 x .00289); and the Colonial School District $2,978.00 ($200,000 x .01489) for a total of $3,963.00.

About 10.28% of all real estate taxes paid by Whitemarsh Township property owners are paid to Whitemarsh Township for the comprehensive array of quality services offered by the Township (Township Services).

The total taxable assessed value for all Whitemarsh Township properties as of January 1, 2005 was $1,640,112,148, which equates to $32.5 million that Whitemarsh Township property owners will owe in real estate taxes to all three taxing jurisdictions in 2005.

Residents who pay their current year's Township and County real estate taxes by April 1st receive a 2% discount, while Township and County taxes paid after June 1st are subject to a 10% penalty. If a Whitemarsh Township property owner does not pay their Township and County taxes by December 31st of the year, these delinquent tax accounts are turned over to the Montgomery County Tax Claim Bureau. A lien will be placed against the property, which will subject the property to Sheriff's Sale to the public until the delinquent taxes are paid.
